Marketing Strategy
Most of my competition has a marketing strategy that looks something
like this… put a sign in the yard, hope for the best.
My success stories have come in large part due to better marketing.
After all, how can the market determine the value of your property if
50% of the market never knew it was available? You're leaving money on
the table with a weak marketing effort.
Here's a quick summary of the techniques I'm currently using. I'm constantly
trying new media and changing the approach in an effort to better cover
the marketplace.
Marketing Brochures ~ I take pride in making my marketing brochures
look better than the competition. They will include color photos
of your building, aerial photography, site plans, floor plans and detailed
information about the property. They can be mailed, e-mailed or posted
electronically online for prospective users and other brokers.
Direct Mail Postcards ~ I'll send full-color postcards directly to
the owners or managers of targeted industrial companies, either by
industrial park, zip code or SIC code depending on the specialized type
of the property. Hundreds of postcards will go out at my cost, and I'll
update you on exactly who's inquiring and what they're saying.
Commercial Search Engines ~ Kansas City brokers primarily use two systems
to search for property, Costar Property and Xceligent. However, brokers
in other parts of the country use three others, LoopNet, CCIMnet
and CityFeet. I'll put your building in all five systems to ensure maximum
exposure.
Targeted Websites ~ I believe that most companies today begin their
facility search on the internet. While most commercial brokers will feature
your property on 1-3 websites, I'll use 10 different sites. I'll make
sure your building receives 24-hour exposure to a worldwide pool of buyers,
tenants, investors and brokers.
Industrial Broker Alerts ~ Every industrial broker in the Kansas City
metro area will receive an e-mail from me containing the full marketing
package, color photos and pricing information on your building. Additionally,
each month an e-mail will be sent to roughly 500 commercial agents and
brokers highlighting all the properties I'm marketing.
Trade Publications ~ I maintain subscriptions to all of the major trade
publications, including Midwest Real Estate News, the Kansas City
Business Journal, Ingram's Magazine and several others. When appropriate,
I'll run ads in these publications promoting your property. It's one more
way to maximize the market exposure.
Economic Development Agencies ~ I maintain strong relationships with
the economic development directors and agencies in all of the major
cities and counties around Kansas City, including the KC Area Development
Council. I'll personally contact the appropriate agencies to arrange a
tour of your building and to discuss potential economic incentives.
I'll also erect a nice color sign in front of your building. Unless
you'd rather not have one. |
